More Affordable Housing Is Coming to the Atlanta Beltline

The future of affordable housing keeps growing along the Atlanta Beltline.

On Tuesday morning, Mayor Andre Dickens joined Atlanta Beltline, Inc., Pennrose, Radiant Development Partners and community leaders to break ground on Overlook at Garson, a new mixed-use development that will bring 130 affordable homes to the Lindbergh/South Buckhead area.

Located on a three-acre Beltline-owned site, the project will also include 10,000 square feet of affordable commercial space and direct connections to the future Northeast Trail – Segment 3 + Connector and the Lindbergh MARTA Station, making it easier for future residents to live, work and get around without relying on a car.

Building on Beltline Momentum

The groundbreaking comes just weeks after the Atlanta Beltline celebrated another major milestone: the completion of the “U,” creating nearly 17 continuous miles of mainline trail connecting 36 neighborhoods.

Mayor Dickens said projects like Overlook at Garson show how the Beltline continues to evolve from a trail into a catalyst for housing, jobs and neighborhood investment.

“Today is another important step in that progress,” he said.

More Than Housing

All 130 apartments will be affordable through the Low Income Housing Tax Credit (LIHTC) program, serving households earning 50%, 60% and 80% of the Area Median Income (AMI).

The development also advances one of the City’s biggest priorities.

Atlanta has now surpassed 14,000 affordable homes completed, under construction or funded toward Mayor Dickens’ goal of 20,000 affordable homes by 2030.

“This is what public-private partnership should produce,” the Mayor said. “Affordable homes, affordable commercial space, access to transit and a stronger neighborhood.”

Looking Ahead

The project is the result of years of collaboration between Atlanta Beltline, Inc., Pennrose, Radiant Development Partners, Invest Atlanta, Atlanta Housing, the Georgia Department of Community Affairs, Bank of America and neighborhood leaders.

When complete, Overlook at Garson will welcome new residents, local businesses and another vibrant stop along Atlanta’s ever-growing Beltline.
